About us
CABINET ALDERLIESTE is managed by Jan Erik Alderlieste, lawyer (Leiden, Holland) and independent management consultant, since 1995 after a carreer in several well-known international publishers. In 1998 he created a professional and legal real estate journal.
He was born 1961 in Rotterdam, Holland and immigrated into France in 1999 with his family. His passion for French history and French architecture and culture made him decide to become a real estate agent or more over a mediator/consultant in French luxury property. Before he cooperated in France already with well established international realty agencies specialized in the sell of castles manor house and unique French property in the centre, the east and the west of France. With his family he owns a medieval castle. Therefore he knows exactly how to evaluate your property search and is the right person to advice and accompany you, personally and professionally.

We are ad your service to estimate the value of your property ad any time. That can be in case of inheritance, taxation (ISF), a donation or when you are thinking over the possibility to sell your property in France.
More and more buyers want to have our second opinion on the level of the value of the property and its structural condition and needed investment of restoration when they have found the property of there dreams.

Mediation
As mediators, we want to avoid difficult and long legal procedures in case of problem solving in the selling process. We advice you at any moment on the diagnostics, the compromise (preliminary contract), the final completion, the deeds, the power attorney, the estimation of the property, leases and constraints (right of trespassing). We avoid all booby traps and we want to confort all parties.

You wish to sell
If you have decided to sell your castle, manor, property or superb farmhouse or watermill in France and you want us to be your personnel counsellor we will put your property discretely on the market. We contact our international clients and we will take care of all formalities. As soon as we agree upon the conditions and the evaluation we sign a contract �mandate de vente� and we propose you to be your sole agent. We take care of the negotiations, the preliminary contract, the diagnostics, the notary, the planning permission, the deposit of 10% due by the purchaser, etc. After the seven days cooling off period, we send all documents to the notary or the solicitor and we keep in contact with the notary, with you and with the buyer to avoid surprises and to manage the process. It goes without saying that we will be present at the completion day.

If you have faith in our independent and professional advice and support we can search for the property that you are looking for on the bases of your criteria. If we do propertyviewing autside our region, we propose a contract for property search (mandate de recherché). When we spot, visite and negociate the house that you buy eventually our fees are 2% of the selling price. When you have found your ideal property yourself we take care of all formalities our commission is 1%. It goes without saying that our fees are always communicated before we start and that the fees also depend on the time and the knowledge needed to complete.
